Acht woningen gekraakt in Kanaleneiland - Utrecht

Afgelopen week zijn er acht woningen gekraakt in Kanaleneiland.
Deze woningen, gelegen in het blok eiland 8, zijn eigendom van de gemeente en worden beheerd door Mitros & Portaal die er vrijsector huur en koop woningen van willen maken.
De krakers zijn het niet eens met de manier waarop de huurders worden behandeld en tegen de gentrificatie van van de stad.

Zo waren er in dit blok ooit 224 sociale huur woningen, deze huurders moesten vertrekken omdat de woningen na lang achterstallig onderhoud rijp zouden zijn voor de sloop. Deze plannen maken deel uit van de grootschalige gentrificatie die in de stad Utrecht (en de rest van de Nederlanden) plaatsvindt.
Tijdelijk werd er door Portaal en Mitros huurders in gezet op basis van de leegstandswet, die schriftelijk beloofd werden er tot de sloop te mogen blijven wonen.
Zo is het project Eiland 8 ontstaan, uitgevoerd door Wolf Huisvestingsgroep en Sophies Kunstprojecten.

Uiteindelijk bleek er toch geen geld vanuit de gemeente te zijn om hier nieuwbouw te plaatsen en is het in handen gekomen van de Zwitsers-Quatarese vermogensbeheerder Aventicum, die het door bouwbedrijf Heijmans grondig laat renoveren. Dit om er vervolgens gedeeltelijk verkoop en gedeeltelijk vrijsector huur van gaat maken.

De eerste flat is inmiddels af en de eerste nieuwe huurders zijn er al ingetrokken. Het kan echter nog wel lange tijd duren voordat ze bij het laatste blok zijn aangekomen. Dit blijkt ondermeer doordat de woningbouwcorporaties nu FMT (een ander anti-kraak bedrijf) ingehuurd hebben om de gebouwen aan de laatste twee straten te “bewaken”.

Volgens de krakers is dit een smerig spelletje dat Mitros en Portaal speelt, puur ten behoeve winst te maken, in een tijd dat er steeds meer sociale huurwoningen verdwijnen. Ook worden huurders via schimmige huurcontractjes aan het lijntje gehouden. Zo konden de huurders die hier via Wolf hebben gewoond bijvoorbeeld niet meer via FMT (het nieuwe anti-kraakbedrijf) komen wonen, aangezien iemand het recht heeft op een gewoon huurcontract met de adequate woonrechten wanneer men ergens langer dan vijf jaar woont.

De krakers vinden dit belachelijk; niet alleen de oorspronkelijke bewoners van de sociale huurwoningen zijn hier de dupe van gentrificatie, maar ook de de vorige bewoners van Eiland 8, worden hiermee flink genaaid. Kanaleneiland is maar een van de vele voorbeelden in Utrecht en andere steden in Nederland (Europa en de hele wereld) waar gentrificatie alles behalve “vernieuwd”, maar mensen voor corporatieve winstmaking en de afbreuk van hun rechten regelrecht de stad uitdrijft.

Last week, eight appartment flats were squatted in Kanaleneiland. The flatslocated at Monnetlaan (within the so-called “Eiland 8” block) are the property of the city of Utrecht, and are managed by housing corporations Mitros and Portaal who want to transform the flats into free housing sector appartments for rent and for sale.
The squatters disagree with the way former renters have been treated, and are against the gentrification of the city.

Before, there were 224 social renting apartments in this blok, which the former renters had to leave in due to demolition, as a result of the long-term neglect of the homes. These plans are part of a big-scale gentrification that is taking place in Utrecht (and the rest of the Netherlands).
Based on the “leegstandswet” (“vacancy law”). The temporary renters put into the appartments, were promised, in writing, to be allowed to stay until demolition. This is how project Eiland 8 came into being, realized by Wolf huisvestingsgroep and Sophies Kunstprojecten.

Eventually, there didn't seem to be sufficient money from the city of Utrecht to be able to build the new constructions so, the project was then sold to the Swiss-Quatarese asset management company Aventicum, that hired construction company Heijmans to have the places refurbished thoroughly.

The first flat is now finished, and the new renters have moved in. Yet it can still take a long time before they have complete the last block. This is obvious due to the hiring of FMT (another anti-squat company) by the housing corporations, in order to “protect” the buildings in the remaining two streets.

According to the squatters, Mitros and Portaal are playing a dirty game, purely in the name profits, in these times of increasing scarcety in the social housing sector. Furthermore, renters have been kept at bay with dubious renting contracts. Like, for example, the inhabitants renting via Wolf could not keep their homes with FMT (the new anti-squat company), beacause of the fact that one is lawfully entitled to get a regular renting contract with adequate housing rights after having lived in the same place longer than five years.

The squatters think this is ridiculous; not only have the original inhabitants of the social housing flats been the victims of gentrification, but also the former inhabitants of Eiland 8 have been properely screwed over. Kanaleneiland is just one example in Utrecht and other cities in the Netherlands (Europe and the whole world) where gentrification does anything but “renew”, but where people are utterly chased out of the city for corporate financial gain, at the expence of their rights.

overigens was de tijdelijk huurders van eiland 8 (in het huurcontract) beloofd dat zij tot de sloop zouden mogen blijven. Maar als zij aangaven langer te willen blijven, zijn deze tijdelijke huurders geattedeerd op rechtzaken en boetes van 500 euro per dag die zij langer zouden verblijven. Als reden dat deze tijdelijke huurders niet zouden kunnen blijven werd verwezen naar het verlopen van de vergunning (1 april 2016) voor tijdelijke verhuur. op bureaucratische wijzen word er dus door de gemeente aan meegewerkt dat de bewooners daar geen normale rechten als huurders kunnen krijgen. In de buurtbrief die door Jesse Flinke directeur GEM Kanaleneiland C.V. KvK nr. 8189 224 24 is verstuurd word aangegeven dat het plan is op zijn vroegst in oktober 2016 te beginnen met renovatie werkzaamheden. ook staat hierin dat de overige woningen wegens de kraak nu zo snel mogelijk in gebruik genomen gaan worden en de momenteel niet bewoonbare woningen zijn voorzien van een stalen deur om kraken te voorkomen.

Additionally the temporary renters were promised (in the rental contract) that they could stay until the buildings would be demolished. However, those temporary renters (who wanted to stay) were notified that if they would do so, there would be charges and fines as much as 500 euro for each day that they would stay longer than the end of their contract. The reason that was given for the eviction was that the permit of the temporary rent had expired. The city council with it's burocracy is in this way preventing the renters from getting access to the rights that generally apply for renters.
In the neighbourhood letter, sent by Jesse Flinke, director of GEM Kanaleneiland C.V. KvK nr. 8189 224 24, it states that the plans for renovation will start in October 2016. Further it states, that the other empty houses will be taken into use as soon as possible. Those houses are not inhabitablel now and sealed off with metal doors to prevent squatting.
